There are two basic types of auction sales. One is called an “Absolute Auction” meaning the property (real or personal) will sell to the highest bidder without reserve regardless of price.
If you see a property advertised and it just says “Auction”, it probably is a reserve sale and the seller has the option of rejecting the highest bid.
Some sales have a built-in reserve when they have a mortgage or other lien that has to be reached before the property can be sold.
Selling by the auction method is one of the oldest ways to sell property.
