There are two basic types of auction sales. One is called an “Absolute Auction” meaning the property (real or personal) will sell to the highest bidder without reserve regardless of price.

If you see a property advertised and it just says “Auction”, it probably is a reserve sale and the seller has the option of rejecting the highest bid.

Some sales have a built-in reserve when they have a mortgage or other lien that has to be reached before the property can be sold.

Selling by the auction method is one of the oldest ways to sell property.

Why would you sell at auction?

Reason:	1.	Quick Settlement. Closing takes place on or before 30 days after the sale.
	2.	You pick the day your property sells, you get the home ready for one showing.
	3.	Reduces carrying costs while waiting for property to sell.

	5.	Auctions create an urgency to buy. With a definite time and date you must make up your mind.....you can’t come back tomorrow.
	6.	Excitement and competition among bidders generates top prices - you avoid under pricing your property.
	7. No contingencies, buyer’s pay cash, property sells “as is”.
